UPDATE–HILLSIDE ORDINANCE STATUS

The Planning & Land Use Management Committee approved the Hillside Area Ordinance, the technical amendment which determines what is a hillside lot and what is not, yesterday and recommended to the City Council that they adopt the code revision and map. As a part of this approval, the Department of City Planning has pledged to review any proposals for future changes to the new Hillside Area Map, when sufficient evidence is presented, during the discussions and meetings for the Baseline Hillside Ordinance.

This was a crucial step, but the ordinance will now go to the City Attorney’s Office for their review and report to the City Council. The proposal will then go to the City Council for a vote; that date is currently undetermined. Should the City Council adopt it, the ordinance will then go to the Mayor’s Office for his approval. Once the Mayor has signed it, the ordinance will be posted by the City Clerk for a period of 10 days, at which point the changes will become effective after a mandatory 30-day delay.

BASELINE HILLSIDE ORDINANCE STATUS:
Staff has begun to develop conceptual language that should achieve the objectives that were derived from the public comments we received during the first half of the year. When completed, we will begin internal discussions on actual code changes, followed by meetings with architects and engineers, in order to ensure that the proposed Baseline Hillside Ordinance released for public review is as feasible as possible. Given all of the preliminary coordination being done, we hope to have something ready for public review and comment within the next 3 months or so.
